As a New Buildings member, I want to create and configure a pricing model for a building based on zone, typology, sales phase, floor height, and other modifiers So that I can generate accurate unit prices without manual spreadsheet calculations The user can create a new building record with basic metadata (name, location, market) The user can define pricing dimensions per building: base price per m², zone modifier, typology (studio / 1BR / 2BR / 3BR+), sales phase (pre-launch / launch / phase 2…), floor height premium, and orientation modifier Each modifier can be set as a fixed value (€) or a percentage (%) The system calculates and previews the final unit price in real time as modifiers are configured The user can save a pricing model as a draft (inactive) or activate it Only one pricing model can be active per building at a time — activating a new one auto-archives the previous The user can duplicate an existing pricing model to create a variant Sponsor: PAU GARCIA Impacto esperado: Eficiencia operativa: El ahorro más obvio. Si configurar precios para un edificio toma horas en Excel (consolidar tipologías, fases, plantas, orientaciones, recalcular todo cuando cambia un modifier) — eso colapsa a minutos. Cuantificable en horas/semana una vez que sepas cuántos edificios gestionan y con qué frecuencia actualizan precios. Reducción de errores de pricing: "A ojo" en Excel con múltiples modifiers = errores humanos garantizados. Un precio mal calculado en una venta de obra nueva puede significar márgenes incorrectos o conflictos con el promotor. Este es el impacto más difícil de cuantificar pero potencialmente el más caro. Velocidad de respuesta comercial: Si un promotor pide ajustar precios por fase o lanzar una nueva fase, hoy probablemente tarda días (alguien tiene que actualizar la hoja, validar, distribuir).
